It is a legal requirement if you rent a room, flat or house that you need to have a landlord gas safety certificate issued on that property every year.
A gas safety inspection will cover all relevant gas appliances in the property and it will include:-
- A gas tightness test
- Inlet gas pressure tests
- Operating gas pressure tests
(Some testing may vary due to different types of appliances)

This enables us to certify that the appliance/appliances are correctly installed and operating safely, efficiently and in accordance with manufacturers’ instructions.
Many landlords request a gas safety certificate only but it is a legal requirement under the “gas safety installation and use regulations” that the appliances in a rented property are also regularly serviced. Failure to comply with these regulations on a yearly basis often result in fines or even imprisonment dependant on the circumstances.
If you use a managing agent you may wish to ensure that this is being carried out on a regular basis and the agent’s contractor is a qualified gas safe registered engineer with the correct qualifications.
